A report to Saskatoon’s Planning, Development and Community Services Committee says that the ten year average for infill homes is 108 per year, which is 13 per cent of all new homes being built.
The five year average is 18 per cent.
General Manager of Community Services, Lynn Lacroix says a review of the zoning bylaws will look at whether any changes to be made.
Because there are many different sectors that would like to have their views addressed, there will be stakeholder and community engagement.
Mayor Charlie Clark says changes to the zoning bylaws a few years ago has made an impact with fewer duplexes and more appropriately sized housing in some of the older neighbourhoods.
The review will continue through this year and amendments will be presented next year.
One of the items to be reviewed is whether Category 1 homes, which are homes in neighbourhoods developed before World War 2, should be allowed to have verandas encroaching into their front yards.
Another item for both Category 1 and 2 homes is that there are currently no regulations that prohibit the location of front driveways and driveway crossings, so Lacroix says options to regulate this will be explored.
Category 2 neighbourhoods are from after World War 2 to the 1970s.
